Keller Roof Leak Near a Skylight After Hail: Glass, Flashing, or Shingles?

A Keller roof leak beside a skylight can make the glass look guilty. I would not assume that. Water can enter at the skylight frame, the flashing around it, or shingles farther up the slope, then travel before it shows indoors. After a hailstorm, the first job is to find the water path and photograph it, not to sell a new skylight on a guess.

Start with the evidence you can see safely

From inside, photograph the stain and the skylight trim. Note whether water appears at the glass edge, the drywall corner, or farther down the ceiling. Check the date and whether it leaks in steady rain or only when wind drives rain from one direction. Do not stand beneath wet electrical fixtures, and do not climb onto a wet roof.

A roofer should photograph the skylight from several angles and inspect the surrounding roof slope. Hail marks on a metal frame or vent are context, but they do not prove the glass broke or the shingles failed. We look for cracked glass, failed seals, open joints, lifted shingles, exposed fasteners, and damaged flashing. The first damp spot visible in an accessible attic can help narrow the entry point.

How the three common repair paths differ

Glass or frame: If the glass is cracked or a factory seal has failed, a roofing patch beside the skylight will not solve it. The skylight unit or glazing may need specialist attention. Ask whether the leak is at the unit itself before approving roof work.

Flashing: Step flashing and the head and sill details should direct water back onto the shingles. A missing piece, an exposed nail, or a poorly layered detail can let rain behind the assembly. A durable repair may require lifting nearby shingles and rebuilding the flashing. Smearing sealant over the edge is rarely a complete plan.

Shingles uphill: Water can enter above the skylight and run along decking until it reaches the opening. If the shingles are damaged, the repair scope should include the source area, not just the visible trim. Our roof repair page explains how we document a focused repair.

Repair or replace the skylight?

The answer depends on the age and condition of the unit, whether glass or frame parts are available, and whether the surrounding shingles can be worked without cracking. A sound unit with failed flashing may only need a flashing repair. A cracked or failing unit may justify replacement while the surrounding roof is open. I would want to show you photos and a written scope for either recommendation.

Insurance is a separate question. A storm date is useful, but coverage depends on the policy and the cause of damage. Becker Roofing & Exteriors can document visible conditions and explain construction options; your insurer decides coverage. Keep dated photos and emergency-protection receipts if water is entering the home.

Before ordering a replacement skylight

Confirm the skylight model and dimensions, whether its flashing kit matches the roof and curb, and who is responsible for any interior finish work. If the glass is sound but the flashing is the problem, a roof repair may be the narrower option. If the unit or curb has failed, replacing shingles alone will not solve it. We can document the leak path so you can compare the proposed work with the evidence.

Questions Keller homeowners ask

Does a stain beside a skylight prove hail broke it?

No. The stain shows where water became visible. An inspection has to trace the entry point and distinguish storm impact from an older seal or installation issue.

Can I wait until the next rain?

If the interior is wet, protect belongings where safe and arrange an inspection. Repeated water entry can damage insulation and finishes even if the first stain is small.

Will caulk stop a skylight leak?

Sometimes sealant is part of a manufacturer-approved detail, but a bead over an open flashing joint does not restore the layered water path. Ask what component failed and how the proposed repair corrects it.
