Spring: Check for Hail and Wind Damage
Spring is our busiest storm season. After severe weather, look from the ground for missing shingles, loose flashing, dented gutters, damaged vents, and debris on the roof. Check ceilings and attic areas for new stains. Do not climb onto a wet or steep roof. If the storm was strong enough to damage cars, fences, or window screens, schedule a professional roof inspection.
Summer: Watch Heat and Ventilation
Hot attic air can make the home uncomfortable and contribute to moisture or premature material wear when the ventilation system is not balanced. Make sure soffit vents are not blocked by insulation or paint. From inside the attic, watch for dark decking, rusty nails, damp insulation, or daylight around penetrations. Ventilation should be evaluated as a complete intake-and-exhaust system.
Fall: Clear Drainage and Tree Debris
Leaves and branches can hold moisture and block gutters. Keep gutters and downspouts clear so water moves away from the fascia and foundation. Trim branches that rub the roof, but use a qualified tree professional for work near power lines or difficult roof areas. Check that downspouts discharge where water will not wash back toward the house.
Winter: Inspect Flashing and Sealants
Cold snaps expose weak flashing and aging sealants around pipes, walls, chimneys, and roof-mounted equipment. Look for cracked sealant, loose metal, or staining below penetrations. Ice can make roof surfaces extremely dangerous, so leave close inspection and repairs to trained professionals.
